The First Step is to speak to a lender and determine not what you can afford, but what you are COMFORTABLE paying. By taking this approach you will significantly decrease the stress of such an investment and safeguard your monthly budget. Once you come up with a number you can move to the next step.

Step 2: First-Time Home-Buying

Now that you have a price range before you set up a search you need to sit down with your agent and create a list of what is most important to you. What about your daily life will be affected by where you live? How do you accommodate these needs? Having such a list will narrow your search and allow for your agent to more accurately understand what you are looking for.

Step 3: First-Time Home-Buying

Now it’s time to take that price range and wishlist and set up a search! A good agent that knows the area can take these elements and determine what areas and what types of homes you can afford. An agent can set up this search with our MLS program so that you will receive listings that fit your criteria on a daily basis (a benefit you could not have unless you hired an agent).

Step 4: First-Time Home-Buying

After reviewing the listing in your set criteria you can narrow down what is typically a long list to three or four homes. Once you visit these homes you could potentially find exactly what you are looking for, but if not, you have still made progress because you will likely have even further narrowed your search putting you one step closer to finding your dream home.

Step 5: First-Time Home-Buying

This last point is less of a step and more a good reminder. When you purchase your first home, it is important to remember it is an investment. It does not have to be your long-term home, it could be your residence for a few years before you save enough to buy your dream home or be an investment property you rent. Viewing your first purchase as a stepping stone toward your final home is oftentimes the best practical and financial decision for first-time buyers.
